Carmel is a condominium of 300 residences, located 1.5 minutes east of Highway
1 off
Bordered
on the north by the steelhead fish stream - Carmel River; on the west,
connected by a private roadway to two 18- hole Rancho Canada golf
courses; on the south by the open space and hiking trails of the Big Sur Land
Trust; and on the east, connected by a private roadway to the 18-hole Carmel
Valley Golf and Country Club, and nearby the 17-court Carmel Valley Athletic Club.
The golf clubs offer special restricted memberships and rates.
Prospective new members of the Hacienda Community Association are
interviewed by the Association General Manager and acceptance is subject to
Board approval. Certain procedures apply, minimum age, for example, is 55
years; in the case of married couples this applies to one spouse.
Approval enables the members to occupy one of five
types of residences: Studio, one
bedroom one bath, two bedrooms one bath, two bedrooms two baths, and two bedrooms
two baths with oversized living room. Each residence has a kitchen, an attached
patio and storage area. Besides ample street parking there are approximately
150 carports available at a small additional charge.
A basic maintenance charge is payable monthly to the association based on the
size of the residence. Current monthly charges for maintenance are:
Studio $474.50

bedroom, 1 bathroom $727.00
2
bedroom, 2 bathroom $818.50
(Effective
King-size units vary somewhat more than 2 bedroom, 2 bath
units.
The basic maintenance charge covers the cost of all the amenities referred to
above, and also: full-service staff including around-the-clock security
officers, operating and maintaining the central facilities, water, gas,
electricity, local telephone service and insurance on the buildings and
grounds.
Housekeeping service and television cable
connections are available at extra charge.
County property tax payments are the responsibility
of the individual unit owner.
Normally less than two dozen residences become
available for sale during any year. Purchases may be made by direct negotiation
with the owner or the owner's agent, or through a real estate broker. Members
of the Board of Realtors in Carmel and Monterey are familiar with the property.
